MANAGED CURRENCY MORTGAGES

ECU's Fees

ECU charges management and performance fees, full details of which are specified in ECU's client agreement. The following is a brief summary of the fees:

ECU Management Fees
ECU charges a management fee on a banded sliding scale that starts at 1% per annum and reduces to 0.65% per annum, based on the size of a Client's loan. The fee is payable monthly in advance by direct debit or standing order.

ECU Performance Fees
ECU charges a performance fee equal to 20% of the combined interest rate savings and debt reduction (after management fees) achieved during the course of ECU's management of a client's loan. The fees are charged annually in arrears, and are only charged on interest rate savings and debt reductions over and above any previous level against which a performance fee has been charged.

Many lending banks allow performance fees to be added to a client's loan on the basis that the performance fee only amounts to 20% of the debt reduction and interest rate saving that have already been achieved.
